Yayın Understanding the dynamics of housing market: evidence from Turkey(Bandırma Onyedi Eylül Üniversitesi, 2018) Bora, Ramazan; Varlı, Yusuf; Yönetim Bilimleri Fakültesi, İşletme BölümüThe housing market has attracted substantial interest in both theory and practice as its interactions with the rest of the economy has far-reaching implications from the perspectives of the households, businesses and the policy makers. In particular, the 2007-08 global financial crisis has reaffirmed the importance of the housing market on the proper functioning of the whole economy. In this study, the demand and supply sides of the housing market are modeled separately referring to the problem of representative household and firm. The housing market model analyzed in this study is supported with an empirical application based on Turkish housing market data and using cointegration analysis and the vector error correction model (VECM). It is found that the housing market and macroeconomic fundamentals of Turkey, such as the income level, interest rate, unemployment and housing prices are cointegrated. The question of what factors shape the efficiency of the stock market is naturally always of a curiosity in theory and practice. In line with the framework of this curiosity, this study examines the main determinants that play a crucial role in the efficiency of a certain stock market, Borsa Istanbul. Our study contributes to the literature by using five years and daily data belonging to both individual and institutional investors. We here aim to specify the ten determinants of market efficiency which are categorized under investor-based, market-based and country-based determinants.
